Private mortgage insurance (PMI) protects lenders if a borrower with less than 20% down payment defaults on a loan. PMI allows buyers with less cash to access homeownership. Once the loan balance reaches 80% of the home's value, lenders often remove PMI, but borrowers must request this removal to avoid paying unnecessary premiums.
